Property managers play a crucial role in ensuring the smooth running of an office building, but there are many benefits for owners and investors in choosing an asset management partner that can deliver integrated building and project management services, according to CI Australia (CI).
This was evidenced through the success of a comprehensive whole floor fitout program that CI recently managed on behalf of valued client Property Bank Australia (PBA) at 51 Berry Street North Sydney. As the current property managers of the asset, the expansion of CI’s role to include project management is testament to the team’s experience and in-depth knowledge of the asset.
PBA's brief to CI was to deliver a suite with "wow" factor. CI's Director of Engineering and Operations, Todd Jackson was tasked to oversee the re-design, tender and fit-out of the suite. The main objectives of the brief were to deliver a high-end fitout that would showcase the property’s open plan layout and its sunlit aspect.
Mr Jackson oversaw the six-week project roll out in conjunction with the Senior Project Manager from POWERHOUSE Group. The timely and efficient delivery of this program of works was carefully managed to ensure that the existing occupants of the building were not inconvenienced by noise and disruption. It was a seamless delivery.
CI Australia’s coordination and management process ensured that all conditions of the redevelopment were met, that the project ran smoothly without variation and was delivered on time and on budget. With respect to the project, Mr Jackson said, "The refurbishment of the suite reflects PBA’s astute approach towards repositioning an asset, and the importance of contemporary, high-quality design. As property and facility managers of the asset, we were able to utilise our in-depth knowledge and experience and deliver a project that met the financial and operational objectives of our client. Our dual role afforded us the opportunity to successfully manage and coordinate key stakeholder interests, in order to prepare, plan and deliver an exceptional result.”
The program’s success was well received by the client, and PBA is now looking at engaging CI on future refurbishment work of a similar nature. The re-design of Level 4 followed a comprehensive full-building refurbishment of 51 Berry Street, which included the addition of new end-of-trip facilities, a revitalised lift lobby and increased floor plates. The building has since secured a number of new tenants including Ipsos, Georgiou and Qualitas Health, who are enjoying the building's contemporary features and central location.
